I'll bet there are plenty of small business's in the small industrial parks that would like to share a little space temporarily with you. They are usually struggling. For a little donation to them they would let you use their electric etc and such. My dad used to have a shop in one. He let a painter that had a contract in the area share a corner of his shop to store his stuff. And park his van in the driveway etc. They even would paint things like trim, cabinets there. Just an idea.
