They aren't hard to replace, I've done it before. Its about a three hour job.
A new roof gasket is about twenty dollars.

being in oregon,i use mainesails butyl tape but still caulk over everything,sikaflex but there are many other tubes of goo you can use

The roof AC gaskets have a sticky side that you stick to the underside of the AC and you're not supposed to seal the bottom..
Just squeezing it slightly with the mounting bolts is enough to keep any rain that could be blown under far enough to get to it..
The first one I did , I stuck it to the roof instead but during some sno*/rain/ice/sno*/more rain events it could get to it big time .
SO , the next one I did I stuck it to the AC with the gasket sticky side and then spread some of my Pro Flex sealer around the roof cutout and glued 'er down.
No Leakie !
BUT ,when I decided to get rid of the AC last fall and WOW !!
It was like lifting a Sumo VW ! Needed a pry bar.

It is pouring rain here right now, and my A/C is leaking like a sive. I have a bucket in the middle of the floor to catch the water, and the best part is that its supposed to rain every day for the rest of the week.
I just ordered a new A/C roof seal, it was twenty three dollars and change on eBay. I should have it in a week,
and will be replacing it as soon as I get a dry day here.

No car wash to use here. It has rained several times in the past week and it hasn't leaked again so far, but I know its just a matter of time before it does.
The new gasket will be here next week, and it will be replaced as soon as I can get to it.

Have you tried tightening the bolts squeezing the old gasket ?
Not too much , just snug...maybe you can get a few more months out of it till the monsoons end...

I wish that would have fixed it, but I'm not that lucky,
so no choice but to replace the gasket.
