A Tulia Tiny House
#1
This one is being built right here in Tulia...will probably be heading up to northern NM...the guy said.

Notice that this is on a custom made chassis/frame and the upper frame is all metal too. Interior will be finished out soon and then they will add exterior insulation and the metal siding. Almost ready to go!

Price? Dont ask.

35+ years ago we sold pre made yard barns which I delivered on to Benton Harbor to a not so great neighborhood & rolled it off where he wanted it & the old guy was estatic. My new home he kept saying. I thought he was a nut but I may have delivered the 1st tiny house to the modern tiny house dweller.

From the size of the metal brake and sheer in that building, looks like a machine shop. Do they fab the trailer and then turn it over to the carpenters? Or have they repurposed the building?

It's tuff to compete in anything tied to metal  fabrication. If they are doing both, it looks like they may have found a niche.

I have a great Ironworker for sale, one of my favorite machines. The vegamatic of steel, also a gobbler that cuts 3/8" steel or alum at 48" per minute like a big nibbler & a track torch that runs on an magnetic motor that cuts as smooth as a waterjet. When you have the tools it goes so fast.

Man this shop does everything...I found out. Well almost....kind've like the 'Doug of Tulia'...they do it all!

Apparently one of the guys working on it actually is paying for the entire project and also working on the interior, finishing it out as the employees work on the exterior, more or less, simultaneously.

He plans to have it finished in another month or so and has plans for about 5 more after they learn the ins and outs of this one, and what the cost will be to build them in the future.

He estimated this one was around 60 grand...so far.

Now that's fully furnished, appliances, steel frame, trailer, A/C and heat, insulation, framing, wood interior, upper loft,...everything.

I'll go back in a few weeks and see how it looks as it nears completion.

Its way out of my price range, but I can see a market, if they can keep costs under control.

That even blew my guess of 50k outta the water. Things keep getting more and more expensive all the time. Remember nickel candy bars?

So the actual cost will be about parr with a quality 5th wheel.

There is a market, but not a huge one.

Yeah this thing is an actual tiny house....on wheels.

No holding tanks, and this is designed to be hauled any distance, and then be anchored in place at the destination. Of course, wheels can be removed and skirting installed...but the guy told me that because the hitch remains attached, in most places, this thing legally is still a trailer and does not raise the real estate value or taxes in most places...you just have to keep it registered (with a license plate) and insured as an RV....hey those are the laws in most states.

It's like a 'park model' trailer...go price those out!

Check state laws. Nevada doesn't require plates on stationary RV trailers. To relocate a trailer to a different location, Nevada provides move permits.

Insurance is not required on a trailer. Only required insurance is Liability on motor vehicles. Again, this is for Nevada.

If one spends large on something, they may want to insure it.
